Part of the regeneration of Keynsham town centre, the Riverside View scheme is a £10 million refurbishment project that has transformed the town’s 1970s municipal complex into an upmarket mixed development including three classes of property: residential, commercial and leisure.
The project involves 18 roofs, totalling more than 5,200m2, and two different roofing disciplines: liquid install and bituminous felt.
This complex project encompasses two five-storey office blocks on opposite sides of a square, two blocks linking these two main buildings and then a leisure centre completing the square, with gym facilities at ground floor and a swimming pool below. In common with many municipal buildings of the time, the development was built in concrete, with concrete deck roofs throughout.
In the makeover developed by AHR architects, all these buildings gain smart new facades and the office blocks become 98 apartments overlooking the River Chew. The ground floor is Keynsham Leisure Centre, which has been extended and refurbished. At ground level shops, cafes and restaurants ring the plaza, while the leisure centre area beneath has had its swimming pool and gym extended and refurbished.

The complexity of this project lies not so much in the details and design features but the mixed-use development itself, the two systems required for roofing, keeping the shops and the leisure centre open during the project and the design work needed to ensure it met the needs of the different institutions financing various elements of the project.
Bath & North East Somerset Council did not finance the refurbishment and re-purposing of this civic property. Instead, each building became the property of different sets of institutional investors, each of which wanted the comfort of 20-year guarantees on the roofs, irrespective of when they were completed or their different compositions.
In the makeover developed by AHR architects, all the former civic buildings gained smart new facades and the office blocks became 98 apartments overlooking the River Chew and the ground floor of Keynsham Leisure Centre, which has been extended and refurbished. At ground level shops, cafes and restaurants ring the plaza, while the lower-level leisure centre beneath has had its swimming pool and gym extended and refurbished.
All of the development has been upgraded to 21st century standards using two of the BMI Icopal suite of roofing systems: a liquid install Sealoflex Ultima and BMI Icopal Thermaweld FireSmart bituminous felt system.
The plaza, or podium, is waterproofed with Sealoflex Ultima Liquid Applied WaterproofingAW walkway system, protecting the roof of the swimming pool while also providing a robust anti-skid surface for pedestrians on its own or supporting decorative paving. Sealoflex Ultima is a single component coating, so it is quick to install and easy to use – a useful point in this case as it meant that the podium could be waterproofed, yet bear the scaffolding required for the refurbishment of the office blocks. When the scaffolding came down, it could then be easily recoated. It has little or no odour, an important consideration in a public area like this. Seamless and lightweight, Sealoflex Ultima can be applied as a complete roof overlay solution or as a detailing solution in combination with bitumen and synthetic membranes.
On the residential blocks Span Roofing installed Total Torch Vapour Control Layer, Thermazone Torch-On Insulation, Total Torch Vapour Dispersion Layer and a BMI Icopal Thermaweld FireSmart Mineral on top of existing BUR (Built Up Roofing) that laid on top of the cast concrete decking.
Every roof in the development enjoys the same 20-year System Plus guarantee from the manufacturer, irrespective of the different roofing systems installed. This covers consequential and incidental damage, contractor insolvency, workmanship, any design provided by BMI; and all BMI Icopal system products. Importantly, for those investors who have taken a stake in part of the development, this guarantee can be assigned to another party.
