Fraser Avenue with Grovebury

The Redland SpecMaster service offered a design and specification brief as well as a response to the project's complicated demands, which were discovered during the surveys that Redland's Technical Specification Manager and team undertook at the beginning of the project. The specification could then be used as a guide throughout the project, making sure that the roof being constructed was adhering to it.

BMI Redland’s Grovebury tiles in Breckland Brown and Charcoal Grey were chosen due to the aesthetic wishes of the local council and the contractor. These tiles blended with the surrounding Fraser Avenue Community and resembled the look of the buildings that had stood previously. The client also requested the use of a concrete overhang and finish to stay in keeping with the surrounding area, which required a tile that could accommodate this and additionally required extra care during the gauging and spacing of the tiles.

Stuart Niven & Sons Roofing Contractors ensured that the guidelines of the Redland SpecMaster specification were adhered to throughout the entire project, which would avoid the potential for future leaks. The individual tiles were laid precisely and with minimal overlap, which would fulfil the aesthetic requirements and allow for the specially requested concrete overhang. The detailed specification and careful project management ensured that the low-pitched roofs will protect against the Scottish weather for years to come.

The completion of Phase 2 provided 61 sustainable homes that meet enhanced environmental standards. Moreover, the re-development has revitalised the sense of community amongst the residents of Fraser Avenue, many of whom have already moved into their new homes – and, with Phase 2 of the project now completed, Kingdom Housing Association is looking to begin Phase 3 early next year, which aims to develop Fraser Avenue further by adding more homes. 

This project shows what can be achieved when all parties collaborate effectively.
