The Project

With the existing roof at Nine Mile Ride Primary School no longer fit for purpose after showing significant signs of wear and tear, a successful Condition Improvement Fund (CIF) bid made its renovation possible. 

To ensure a secure and pleasant learning environment needed for the school, IMA approved roofing contractors, Salnor Roofing Services, were called upon. By assessing the performance of the existing roof, the team was able to put forward a cost-effective solution that would maximise long-term performance.

The roof at Nine Mile Ride Primary School spans 1,100 square metres and is distributed across multiple levels, each distinguished by clerestory Georgian wired glazing. In the initial stages of the project, it was critical to understand the quality and performance of the existing roof. This would indicate which elements could be retained and refurbished, and which would need fully replacing.

These initial works got underway during the summer holidays, making it possible for the site to be set-up ahead of pupils and staff returning for the autumn term. This included establishing a compound just off the main school site and adapting access to ensure materials could be transported safely onto the roof. To further bolster safety measures, scaffolding was set up and taken down on weekends, while deliveries to the site were scheduled outside of school hours.

It was critical for the project to minimise disruption to the school and maintain watertightness throughout. Alongside this, where high-risk areas of the roof were being worked on – such as around the clerestory glazing – fire risk needed to be front of mind, with specific solutions adopted.

When selecting the most appropriate solution for the school roof, Salnor Roofing Services had two key factors in mind. Firstly, the new roof would need to deliver on performance, delivering long-term reliability and maximum value for the school’s budget. Secondly, safety had to remain front of mind. With the school remaining functional during the final phase of the project, the team’s choice of roofing system and working practices would inform safety for the staff, students and visitors on site.

Leaning on the technical services provided by Icopal, the team used survey and condition reporting tools to sample and analyse the roof. The results equipped the contractors with a thorough understanding of the roof, enabling them to put forward a cost effective solution.

To meet all of the requirements, the team selected a variety of systems from Icopal, including a bespoke tapered insulation design and Thermaweld FireSmart Mineral bituminous roofing system, which were selected and installed for their fire-retardant capabilities. The team also utilised Icopal’s thermally activated flame-free roofing systems for high-risk areas, further elevating safety on the school site.

To underpin the performance of the new roof, a tapered insulation system was installed, forming an integral part of the new build-up. As well as supporting thermal performance, this part of the solution was integral for supporting water run-off and avoiding pooling. Known as cut-to-fall insulation, the system creates an optimum fall on the flat roof, without which, water would likely gather on the roof, adding additional weight and compromising its performance. A full tapered insulation service was provided on the project by Icopal including technical support, U-value calculations and condensation risk analysis.

With the project funded through a successful Condition Improvement Fund bid, it was critical for works to be completed within budget. In addition to this, long-term performance and reliability of the roof would enable the school to deliver effective learning environments for its students for many years to come.
