Precision is everything when it comes to winning bids and protecting your profit. While estimating a flat roof project might seem straightforward, the hidden complexities; from drainage issues to material compatibility, can quickly turn a solid quote into a costly headache.

To ensure your team is equipped to handle these nuances, we’ve developed the new BMI Flat Roofing Estimating Course. This one day classroom and practical training course demonstrates a methodical, step-by-step procedures necessary to eliminate guesswork and help you deliver reliable, accurate quotes every time.

The BMI Flat Roofing Estimating Course is a one-day course designed to equip professionals with skills in flat roof estimating. By the end of the day, participants will have demonstrable skills which showcase their competence in accurate flat roof estimation. Your team will have the knowledge needed to help navigate the relevant flat roofing standards, deliver reliable quotes, and create roofs that are built to last.

We spoke with Stuart Farndell, our Lead Technical Trainer and Steven Taylor, our Project Specification Manager - Flat to get their perspective on why this is a necessary asset for BMI and our customers.

Helping close the skills gap; Why we created this course

Estimates that look good on paper but fail to account for real world complexities is a common issue. This is precisely why we have created this course. Our Lead Technical Trainer, Stuart Farndell, explains that the industry currently lacks the practical, hands-on knowledge required for true estimating accuracy.

"The course is necessary because current approaches lack the immersive and hands-on experience needed to fully grasp the knowledge of flat roofing systems. This often leads to inaccurate estimates, material waste, and limited exposure to diverse scenarios".

This new course deals with the most common and costly mistakes. We don't just teach you to read a plan; we teach you to see the roof as an installer. The training aims to eliminate inaccurate estimates, material waste due to incorrect quantity estimations, and a lack of understanding of installation efficiencies.

The Technical cost of getting it wrong

A small mistake in the estimating stage can lead to significant step backs on site.

Steven Taylor, our Project Specification Manager - Flat, highlights that a lack of technical knowledge is the single biggest threat to project success.

"The single most common specification or quantity take-off error I see relates to a lack of technical understanding of the system being installed. It is essential that both the on-site installers and the estimator are fully trained on how the specified system components fit together and are applied. A failure to understand the specification leads directly to errors, delays, and mistakes on site."

Under-ordering materials is one of the most common and disruptive estimating mistakes. Steven emphasises that a proper take-off requires more than just measuring the flat area. Our course ensures estimators account for three critical, yet often overlooked, factors:

  • Laps: Allowing for sufficient material overlap (head and side laps) is essential for a watertight installation.
  • Wastage: Accounting for cutting errors, damage, and especially the increased complexity factor on non-linear or curved roofs.
  • Coverage Rates: A thorough understanding of how coverage rates for primers, adhesives, and liquids change based on the substrate.

Rushing a project leads to technical compromises. Accurate estimating must factor in the time needed for quality and compliance.

"When estimating a project, it is vital to allocate enough time for the work to be completed correctly and strictly in accordance with the specification. The course will emphasise realistic timeframes to ensure proper installation rather than just focusing on speed."

What You'll Learn: From Detective Work to Digital Precision

What You'll Learn: From Detective Work to Digital Precision

Before any accurate estimating can begin, you need to determine the current state of the existing roof. This is your chance to step in and become a detective!

We'll head into the workshop, where you'll get hands-on experience by carrying out your own moisture mapping survey to find any unseen problems. Understanding where moisture is present is vital, as it impacts the scope, required materials, and overall cost of the job.

Moisture mapping

The course builds on this practical groundwork, providing an understanding of every factor that influences a quote:

  • Detailed Drawings: We break down technical drawings to ensure you accurately read and understand every element, including roof layout, drainage, insulation, and all material specifications.
  • Different Roof Systems: Understanding the differences between roof systems such as bitumen, single-ply, and liquid flat is crucial. This dictates material cost, labour time, required skills, and equipment; all covered within this section.
  • Importance of Estimating: We establish the specific ways accurate estimating benefits both the contractor and the client.

Finally, we ensure your team is equipped for the future of estimating. This section introduces you to our PlanMaster service, demonstrating how to leverage digital aerial technology to generate accurate measurements for materials estimation, allowing you to confidently deliver non-site-visit quotes.

Our Flat Roofing Estimating course is an essential, one-day investment that pays off. You'll leave with a practical, methodical approach that eliminates costly errors like under-ordering, inaccurate wastage, and misunderstood specifications. Equip your team with the skills to move beyond guesswork, protect your profits, and deliver technically robust, compliant quotes every time.
