The future for logistics and trade
VGP Park Graz is an impressive property on a plot 92,000 square metres in area. This modern business site is located six kilometres south of the Styrian capital on an arterial road with optimum connections. The Cosmofin GG plus waterproofing membrane from BMI Villas provides optimum protection on the roofs of these technically advanced buildings.
This is truly a prime location for logistics, production and business of all kinds. VGP Park Graz is located directly on the A9/E57 motorway and the Kalsdorf motorway link. About four kilometres north of the site is the A2/A9 motorway junction, where the important A2 (towards Italy, Hungary, Slovakia and the Czech Republic) and A9 (towards Germany, Slovenia and Croatia) roads intersect.
This location means that “both optimal visibility and best accessibility are guaranteed”, as emphasised by the owners of the park. VGP is a pan-European developer, operator and owner of high-quality logistics and commercial properties. This Belgian family business was founded in the Czech Republic in 1998 and is now active in 13 countries. VGP’s strengths are as follows. “We have a fully integrated business model with capabilities and many years of experience throughout the value chain, from land acquisition and development to asset and property management. We were originally founded as a construction company, but our strategic focus is now on the development of large, multi-tenant business parks.”
The particular advantages at VGP Park Graz are summed up by the company as follows “No more lost time or money due to long transport routes. We also take care of the management of the building you rent and prepare a new project for you as your needs grow. Many market leaders have already worked with us to fulfil their notion of accessibility and equipping of an ideal logistics location.”

Economical solution for the roof
The first building was erected at VGP Park Graz in 2021. The roof area of this construction phase covered around 8,000 square metres, and the eventual total will be in excess of 40,000 square metres. Completion of the entire site has been done in 2022. The roof structure consists of a load-bearing laminated timber beam structure, trapezoidal steel sheets, vapour sealing and PIR insulating panels, or mineral insulation if necessary.
BMI’s Cosmofin GG plus synthetic roofing membrane was selected for the waterproofing of the roof. This high quality thermoplastic film is made from monomeric plasticised PVC. It is reinforced in the middle with an extremely sturdy combination carrier made of glass fibre fabric and glass fibre mat. The receptive features of the Cosmofin roofing membrane, with their many years of proven reliability, allow for excellent workmanship.
The glass fibre mat makes the membrane particularly suitable for installation under ballast. At the same time, however, the central reinforcement makes it the right choice in mechanically attached structures. Cosmofin GG plus is designed specifically for efficient large-area waterproofing in new buildings. It offers major financial advantages as only one membrane is needed for two types of installation.
Besides Cosmofin GG plus, BMI also supplied the ideal accessories such as detail membranes, pipe surrounds (approx. 100 pcs.) and adhesive. This also guaranteed that only system-compatible components were used for the detail and connection work. This is particularly important as at least two per cent of the roof area at VGP Park Graz is translucent and includes skylights, fanlights or similar elements.
In addition, the emergency drainage of the roof was created with BMI’s Performa Drain system solution. Precisely calculated drainage and the use of high-quality products provide an essential basis for the necessary protection, especially with such large roof areas.
VGP, as a forward-looking company, works to a key principle. “We are constantly working on optimising our buildings and always bear in mind the requirements of the market and technical progress. Energy efficiency and sustainability are self-evident for us here.”
