The purpose of this page is to state BMI Redlands' guarantees, explaining what is covered, what isn't covered and what is required as part of the guarantee in a transparent and recognisable format.

Cover is restricted to the cost to supply (excluding installation labour costs) replacement BMI Redland concrete tiles (or nearest available substitute if out of production) if BMI manufactured concrete tiles do not meet the requirements of BS EN 490 (in force at the time of manufacture for CE marking) for the period of cover

Cover is restricted to the cost to supply (excluding installation labour costs) replacement Cambrian Slates (or nearest available substitute if out of production) if BMI manufactured Cambrian slates do not maintain their durability as a roof covering in accordance with the durability assessment in their BBA certificate (in force at the time of manufacture) for the period of cover

Cover is restricted to the cost to supply (excluding installation labour costs) replacement BMI Redland Rosemary Clay Roof Tiles and/or Ridge Tiles (or nearest available substitute if out of production) if the BMI manufactured Rosemary clay tiles including ridge tiles do not meet the requirements of BS EN 1304 (in force at the time of manufacture for CE marking) for the period of cover

Cover is restricted to the direct and necessary costs of replacement BMI Redland materials (or nearest available substitute if out of production), and reasonable costs of labour and scaffolding to bring the roof into conformity with the SpecMaster Guarantee if either the BMI-specified design does not comply with codes of practice BS 5250, BS 5534 and BS 8000-0 and -6 in force at time of installation or there is a failure of the weather resistance of the installed BMI-specified roof system. Note the whole roof system is the combination of the BMI Redland tiles, fittings and components installed over a BMI underlay i.e. failure only arises when rain penetrates through the underlay. Cover includes removal of defective product and installation of replacement product including underlay and battens.
