Completed in December 2009, the pupils and staff of Lauder Primary School moved into their new, purpose built facility, catering for children aged from 3 through to 12 years. The new roof system incorporated a synthetic waterproofing membrane installed above a rigid mineral wool insulation board and vapour control layer.
From an early stage the roof system to the whole school suffered from water damage. The severity and extent of the damage had serious consequences on the integrity of the insulation board in particular, ultimately resulting in the premature failure of the roofing system. As a result the roof was no longer functioning in the manner it was originally designed to do.
Investigation into the problem concluded that the only course of remedial action was to completely remove the existing waterproofing membrane and insulation and replace with new, alternative products. Given the extent of the remedial works it was essential that the project ran to a very strict time frame as all works were scheduled to take place during the summer holiday shut down.
Working in partnership with approved installer, Ashton Building Services Limited, Icopal specified Sure-Weld TPO Fleeceback membrane in conjunction with a new tapered expanded polystyrene insulation system and vapour control layer.
It was important that the project was managed very carefully, so as not to inflict any further water ingress that could occur following removal of the existing waterproofing system. The situation was compounded by the whole Borders region experiencing one of the wettest summer periods for decades.
Application of the Sure-Weld TPO Fleeceback membrane using Icopal’s Xtra-Seal Membrane Spray Adhesive meant that the membrane could be installed much faster than alternative adhesives, allowing time lost to bad weather to be redeemed.
The whole project ran to time and the workmanship was completed to a very high standard. Impact to the school was kept to an absolute minimum and the new school year began without any delay.
